Rome - ‘The Eternal City’

Rome is known for ancient history but did you know it has a 2,000 year old pyramid, over 2,000 fountains (more than any other city on earth) and was the home to the worlds first ever mixed use development of shops and offices at the Trajan Market?

Rome Landscape

Known as the ‘Eternal City’, Rome's flex market has been steadily growing, driven by government-related organisations, professional services, NGOs, and international companies expanding into Italy and choosing the city as their base.

Global operators are present, as are new expansions from APAC, The Executive Centre. Local Italian operator Copernico and other local or boutique operators with niche offerings focused on innovation or tech.

Demand is strongest in Prati, EUR, and the Historic Centre district. Rome is positioning itself as the Southern EU hub for lifestyle, with heritage, innovation, and connectivity key to attracting talent and occupiers to the market. The secondary markets in the City include Ostiense, Garbatella and Pigneto, attracting creatives and freelancers. Our business parks cater to cost-conscious and back-end teams.

The flex market in Rome broadly mirrors wider Italian occupier trends, with a distinct public-sector overlay. SMEs/Start-ups and freelancers, professional services, corporate project teams, and satellite offices add to the mix, along with international firms and mobile workers.

Key demand factors include the global drive towards hybrid work strategies and shorter, flexible lease commitments. The ongoing flight to quality and flex is both an entry strategy for corporates and an underpenetrated but growing market in Rome (currently 12% of the overall office market).

The market is moving in a positive direction, with growing investor interest and steady expansion by operators rather than a sudden wave of entrants. The future looks bright for the Rome market, and we will be watching it closely to see what develops.
