Flexible workspace is a smart choice for businesses that need to move quickly, scale up or down, test new markets, or avoid the high costs and long commitments of traditional leases. We partner with all major operators and many independents to find the best options and rates from our global network.
Managed Office Solutions
A managed office sits between flexible workspaces and traditional leases. It is a private space tailored for your business, run by a third party who takes care of everything from reception and IT to cleaning and maintenance. The terms are similar to a lease, not a flexible membership.
This option is ideal for businesses that want their own office's look, feel, and brand identity, but without the hassle of managing it. We handle the whole process, connecting landlords, tenants, and operators to create a truly custom solution.
Conventional Office Spaces
Traditional commercial leases are still a good choice for many businesses. If you want full control over your space, a long-term commitment that helps you build equity in your location, or a larger workspace that flexible providers can't offer cost-effectively, a conventional lease is often the best option.

Common questions
How much does your service cost?
Most of our clients don't pay for our advisory service. Instead, we receive payment from the workspace operator or landlord once a deal is completed, similar to how a recruitment agency is paid by the employer. We work with almost every operator in the market, so we have no reason to favor one over another. For more complex managed office or traditional lease projects, our fees may be different, but we'll always explain how we're paid before we begin.
How long does the process take?
The timeline depends on the type of workspace you choose. Flexible workspaces can be found and signed within a few days. Managed offices usually take between 3 and 12 months from your first brief to move in, depending on how much work the space needs. Conventional leases often take 3 to 9 months, including the legal process. We'll always give you a clear timeline at the start so you can plan with confidence.
Do you only work with large companies?
Not at all. We work with businesses of every size, from solo founders who need a virtual office address to multinational companies managing portfolios in many countries. No matter your size, you will receive the same level of service.
Can you help with workspace outside the UK?
