The middle ground between flexible workspace and a traditional lease. A managed office is a private space designed and fitted out specifically for your business, operated by a third party who handles everything from reception and IT to cleaning and maintenance — but on terms that feel more like a lease than a flex membership.

Conventional Office Spaces
Traditional commercial leases still make sense for many businesses. When you want full control over your space, a long-term commitment that builds equity in your location, or workspace at a scale that flexible providers can't deliver economically, a conventional lease is often the right answer.
We work with RICS accredited chartered surveyor partners across the UK and internationally to source, negotiate, and secure traditional leased space. You get the rigour and protection of working with regulated property professionals, combined with our consultative, client-first approach.

Common questions
How much does your service cost?
For most clients, our advisory service is free. We're paid by the workspace operator or landlord on completion of a deal, in much the same way as a recruitment agency is paid by the employer. Our independence is protected because we work with virtually every operator in the market — we don't have a commercial reason to push one over another. For complex managed office and conventional lease projects, fee structures vary; we'll always be upfront about how we're paid before we start work.
How long does the process take?
It depends on the type of workspace. Flexible workspace can be sourced and signed within days. Managed offices typically take 3-12 months from initial brief to move-in, depending on the scale of fit-out required. Conventional leases usually take 3-9 months including legal completion. We give you a realistic timeline at the start so you can plan accordingly.
Do you only work with large companies?
Not at all. We work with businesses of every size — from solo founders needing a virtual office address through to multinational corporates managing portfolios across dozens of countries. The level of service is the same regardless of size.
Can you help with workspace outside the UK?
